MasterPlan assisted DC Developments in securing approval for a 14-allotment residential land division, unlocking the potential of an underutilised site within an established and well-serviced residential neighbourhood.
Engaged prior to site acquisition, MasterPlan provided early due diligence and approval pathway advice, identifying the most efficient strategy to facilitate development. The project involved a non-standard assessment process, including the reactivation of a long-standing undetermined application and the resolution of historic issues and information requests that had remained outstanding with Council.
A key component of the project involved navigating the revocation of Community Land to facilitate site access. This enabled the development to connect to an existing road network established as part of a neighbouring subdivision, reducing the need for additional intersections on a priority road while maximising development yield and improving overall traffic outcomes.
The site presented a range of technical challenges, including significant changes in topography, vegetation considerations and the design of retaining solutions. MasterPlan coordinated the planning strategy, managed the assessment process and worked closely with the broader consultant team and stakeholders to achieve a practical and efficient approval outcome.
