Missing Middle Affordable Housing

Location:

Forster Street, Blair Athol, South Australia

Client:

SA Housing Trust

Sector:

Residential

Role:

Statutory and Land Use Planning

Description:

MasterPlan assisted the South Australian Housing Trust in securing Planning Consent for a three-storey residential flat building comprising six affordable housing dwellings at Blair Athol. The development forms part of the broader Blair Athol Urban Renewal Project, which is delivering a diverse mix of contemporary public, affordable and market housing supported by enhanced public realm outcomes.

Located approximately 7 kilometres north of the Adelaide CBD, the development delivers six self-contained two-bedroom dwellings within a walk-up apartment building, together with associated landscaping and on-site parking. The project provides a medium-density housing outcome in a well-connected location with convenient access to public transport, open space, employment areas and local services.

The proposal demonstrates how urban renewal sites can be leveraged to increase housing diversity and supply while maintaining a high standard of residential amenity and design quality.

By consolidating four allotments and delivering six affordable homes on a site originally intended for a lower-yield outcome, the development makes efficient use of serviced urban land and contributes to broader housing affordability objectives.

MasterPlan prepared the planning assessment and managed the development approval process on behalf of the South Australian Housing Trust, working closely with the broader consultant team to facilitate the delivery of this important affordable housing project.
