MasterPlan secured Planning Consent from the State Commission Assessment Panel for a 22-level mixed-use apartment building at 33 Angas Street, Adelaide.


Working alongside Matthews Architects, the client, and a broader consultant team, the project delivers a high amenity, design-led outcome on a constrained single-fronted CBD site. 

It demonstrates how smaller complex parcels can accommodate high-quality development through careful planning, servicing coordination and strong design resolution.


The development comprises 37 residential dwellings, including six affordable apartments, and a ground floor café. The building is targeting a 5-Star Green Star rating, reflecting a strong commitment to sustainability and environmental performance.


A key challenge of the project was navigating building height within the Adelaide Capital City Zone. MasterPlan led the planning strategy to justify the proposed height through a combination of a considered transition in scale, substantial sustainability outcomes supported by expert input from Summation, and meaningful resident and public realm benefits achieved through design quality and amenity.


MasterPlan guided the project from early inception, through the voluntary pre-lodgement design review process, and the assessment and community consultation process, culminating in the successful approval.



Construction is anticipated to commence in early 2027.
